After weeks of searching, negotiating, and completing inspections, closing day is almost here. Before signing the final paperwork, buyers have one last opportunity to verify that the home is in the agreed-upon condition through a final walk-through.
A final walk-through isn't another home inspection. Instead, it's your chance to confirm that any negotiated repairs have been completed, agreed-upon appliances and fixtures remain with the home, and no new damage has occurred since your last visit. It's also a good time to test major systems, ensure utilities are functioning, and verify the home has been vacated if required by the contract.
If an issue is discovered during the walk-through, it's important to notify your Realtor immediately. Most concerns can be addressed before closing, helping avoid surprises after you receive the keys.
Taking the time for a final walk-through provides peace of mind and helps ensure you're receiving the home you agreed to purchase.
