You walk through the front door and immediately see the kitchen you've been saving on Pinterest. The countertops are beautiful, the paint colors are perfect, and you're already imagining where the furniture will go.
But before you fall in love, take another look.
When touring homes for sale in Southern Indiana or the Louisville metro area, some of the most important things to notice aren't necessarily the most exciting.
Start With the Layout
Paint can change. Flooring can be replaced. A home's basic layout is much harder—and usually much more expensive—to change.
Think about how you'll actually use the space. Is there enough storage? Does the kitchen flow into the areas where you'll spend the most time? Are the bedrooms where you want them? If you work from home, is there a realistic place for an office?
For a first-time homebuyer, it's especially easy to focus on how a home looks instead of how it will function every day.
Look Up, Down, and Outside
During a showing, don't just look straight ahead. Check ceilings for signs of previous water damage. Notice the condition of floors, windows, doors, and trim. Step outside and look at the roof, gutters, siding, drainage, driveway, and landscaping.
This doesn't replace a professional home inspection, but it can help you identify questions to ask before getting further into the process.
Think About the Property, Not Just the House
A home is only part of what you're purchasing.
Whether you're searching in New Albany, Jeffersonville, Clarksville, Sellersburg, Floyds Knobs, or Charlestown, consider the lot, surrounding properties, traffic patterns, parking, and proximity to the places important to you.
Buyers expanding their property search into Harrison County, Scott County, Washington County, or other parts of Southern Indiana may also encounter larger lots, acreage, septic systems, wells, outbuildings, or private roads. Those features can be great, but they're also things you'll want to understand before buying.
Don't Let Cosmetic Updates Make the Decision
Fresh paint, new fixtures, trendy cabinets, and beautiful staging can make a great first impression. Just remember that cosmetic features are only one piece of the puzzle.
An older home that needs new flooring but has a layout, location, and property you love may be a better fit than a beautifully updated home that doesn't meet your long-term needs.
The same is true for a move-up buyer. More square footage isn't automatically better if the additional space doesn't function the way your household needs it to.

Southern Indiana real estate can vary significantly from one community to another. A property in downtown New Albany can present very different considerations from a newer home in Sellersburg, acreage in Harrison County, or a house across the river in Louisville KY.
The goal of a showing isn't simply to decide whether a house is pretty. It's to determine whether it has the potential to become the right home for you.
